IBE POLICIES, RULES & REGULATIONS

No Trespass Policy

IBE is committed to maintaining a safe, secure, and respectful environment for all residents, members, and authorized visitors. Unauthorized entry onto IBE property, amenities, maintenance areas, or private residential lots within the community is strictly prohibited. All persons are expected to comply with posted signage, access restrictions, and directions provided by the IBE board or its authorized representatives.

Trespassing includes entering or remaining on Association property without authorization, accessing facilities outside approved hours, damaging or interfering with community property, or refusing to leave when requested by the community association, security personnel, or law enforcement authorities. Individuals found to be in violation of this policy may be subject to removal from the property, suspension of community privileges, fines where permitted under applicable provincial legislation and Association bylaws, and/or referral to law enforcement.

Residents are responsible for the conduct of their guests, contractors, and invitees while within the community. Non-urgent concerns regarding trespassing should be reported to the IBE board. Any urgent safety concerns, criminal activity, threats, or incidents requiring immediate attention should be reported directly to the Columbia Valley RCMP (250-342-9292) or local emergency services. The Community Association reserves the right to update and enforce this policy as necessary to protect residents and community property.
